Joint Base Lewis-McChord is on the western side of Washington State. There is a great population density from Seattle to Olympia which finding affordable living with a larger yard space more difficult to find and those locations require a longer commute, especially during high traffic hours. JBLM is located North of Olympia (22.9 miles) and South of Seattle (41.9 miles). Directly around JBLM starting from the North you'll find Steilacoom, Lakewood, University Place, Tacoma, Midland, Puyallup, and Parkland. To the East is Spanaway, to the South is more rural with Roy and Yelm. To the West you'll find Lacey, Olympia and Dupont. Lacey is popular with military families. Dupont is a nice small city though smaller than many towns and it's proximity to JBLM makes it advantageous. Yelm gives you a country feeling which attracts many however traveling to attractions can have an increased drive time. One of the most important things to consider is traffic which is heavy on the main highway I5 during morning and evening traffic hours. This generally encourages people to live within the Olympia, Tacoma, Puyallup and Yelm areas.

Real estate agents cannot tell you the "best places to live" for several reasons:
Legal implications: Steering is illegal and can result in severe penalties, including fines, license revocation, and potential lawsuits7.
Subjective interpretation: Terms like "best," "good," or "safe" are subjective and can be interpreted differently by various individuals4.
Unintentional discrimination: Even well-meaning comments about neighborhood demographics or suitability for certain groups can inadvertently violate fair housing laws6.
Promoting equal access: The Fair Housing Act aims to provide equal access to housing for all groups and prevent discrimination.
